Anza is one of the hidden treasures of Southern California. Situated close to everything but in a world of its own. Anza Valley is an 80,000 acre valley located in the heart of Southern California. It is within 20 to 30 miles of major metropolitan shopping and world class entertainment, five-star hotels, professional golf courses and wonderful dinning. The beach and marina areas of sunny San Diego, Oceanside, Encinitas and Del Mar are all within an easy, scenic 60 to 90 mile drive.



The town of Anza is an unincorporated community located in southern Riverside County. It lies within the Anza Valley, a semi-arid region at a mean elevation of 1,253 meters above sea level. It is located approximately 35 miles southwest of Palm Springs, 142 miles southeast of Los Angeles, California and approximately 75 miles northeast of San Diego. It is traversed by State Route 371.
Anza Valley literally has it all, yet is virtually undiscovered with minimum two-and-a-half acre to 40 acre residential rural parcels. The population at large, from the town of Aguanga to Anza and through Garner Valley, is estimated to be 12,000. The town of Anza is approximately 7,900 as of the 2000 census. According to a study completed by the County of Riverside in 2003, the Anza Valley is projected to grow from currently 12,000 to an estimated 42,000 by 2035.
The General Plan for Anza, as determined by Riverside County, and is to maintain the minimum parcel size within the valley at two-and-a-half acres for rural residential lots. This will maintain the wide open spaces of the Valley. Parcel sizes start at two-and-a-half acres and range to five, 10, 20 and 40 acre ranches.
